Fairmont Royal York: Third Night Free, Stay 3 Pay 2, Averaging US$189 a Night (Toronto Landmark)

The verdigris castle roof of the Royal York and the Fairmont Royal York sign stand out among the glass towers of Toronto's Financial District.

This edition's best single deal is Fairmont Royal York, the landmark hotel in downtown Toronto. Through the Accor Preferred advisor program you can get the third night free, in other words stay 3 pay 2, stacked with daily breakfast for two, a US$100 hotel credit and a VIP welcome amenity, and the rate is still free to cancel. One thing worth making clear about this offer: it appears only through the Accor Preferred advisor channel. You will not find it on the hotel's website offers page or in any public channel; it is a rate you can only get by going through the advisor channel.

Hotel Background

Fairmont Royal York was built and opened in 1929 by the Canadian Pacific Railway and is the most representative of that generation of "railway-era castle hotels," a series that also includes names like Banff Springs and Chateau Frontenac. When it opened it was for a time the tallest building in the British Empire, with 28 floors and 1,363 rooms. It stands directly across from Toronto's Union Station, a street away from where railway passengers stepped off the train and into the hotel, and that location has not changed to this day.

The building has deep ties to the British royal family. When King George VI and Queen Elizabeth (later the Queen Mother) visited Canada in 1939 they stayed here, and the Royal York laid a red carpet specially for the occasion. Queen Elizabeth II and Prince Philip later visited Canada many times and, between 1951 and 2000, booked the Royal Suite more than twenty times, so the building became almost the Queen's regular residence in Toronto.

The hotel has a Fairmont Gold executive level, with a separate lounge, dedicated concierge and late check-out, a tier worth considering for travelers who want more attentive service.

Offer Details

Book this hotel through the Accor Preferred advisor program and you get the following set of perks:

  • Third night free, in other words stay 3 pay 2
  • Daily breakfast for two (per room)
  • US$100 hotel credit; the specific conditions of use are confirmed with the hotel at check-in
  • VIP welcome amenity
  • Room upgrade (subject to availability on the day of check-in)
  • Early check-in / late check-out (subject to availability)
  • Flexible cancellation terms, not a prepaid non-refundable rate

Minimum stay: 3 nights. The third night is the free one, so a 2-night stay does not get this saving.

Eligible room types: in our testing, all 11 bookable room types at this hotel qualify, from the entry-level Fairmont King or Double room up to the top Executive Suite, and every one gets the free night.

Reference price (data as of July 26, 2026): for a 3-night stay checking in September 1, 2026, 2 adults:

  • Fairmont Dbl/Dbl, King or Queen room: night 1 US$283.44, night 2 US$283.44, night 3 US$0;
  • US$695.05 for 3 nights including tax, about US$188.96 a night.
  • The public rate for the same room type and the same payment terms (refundable) is US$283.44 a night, US$1,042.57 for 3 nights including tax, a difference of US$347.52, saving about 33.3%.

The discounted nightly average falls roughly between US$189 and US$575, covering everything from the entry-level Fairmont King or Double room to the top Executive Suite, with breakfast for two and the US$100 credit stacked on top. For a landmark hotel in downtown Toronto, this price level is hard to come by.

Cancellation policy: this rate is on refundable terms (Guarantee, stay first and pay later). In our testing for those dates, free cancellation ran until August 31, 2026, after which the booking becomes non-cancellable. The specific free-cancellation deadline varies with the check-in date, and we confirm it with the hotel again when we place the booking.

One last reminder: this is a limited-time rate in the advisor channel. It is not on the hotel's website offers page, and no uniform booking deadline or stay window has been published, so whether you can get it depends on current inventory. That is why we check the quotes below live for the specific dates you give us rather than applying the figures in this article.

If you need an exact quote, submit an inquiry through the booking inquiry form in this article.

Choosing a Room

The room structure is clear, with prices rising steadily. The entry level is the Fairmont Dbl/Dbl, King or Queen room at US$188.96 a night after the offer; one step up is the Fairmont Luxury upgraded room with a better view at US$203.17, only a dozen or so dollars more; above that are the Deluxe (US$217.37) and Signature (US$245.79), with floor area and details improving at each level.

Jumping to the Fairmont Gold executive level is a clear dividing line, at US$326.30 a night after the offer, nearly double the entry-level room, but it brings a separate executive lounge, dedicated concierge and more flexible check-in and check-out, which is exactly how the hotel positions this floor for frequent guests and business travelers. In the same price range is also the Junior Suite (also US$326.30), with a more separate living area.

Above that are the King Bedroom Suite (US$340.51), Fairmont Gold Studio Suite King (US$371.29), Luxury King Bedroom Suite (US$480.21) and Fairmont Gold Suite King (US$501.52), and the top is the Executive Suite at US$574.93 a night after the offer. Even at this level it still falls in the middle range of US$400 to 800 and does not reach four digits.

The room advice is simple: the entry-level room already gets the full value of this offer, and a landmark hotel in downtown Toronto for under US$190 a night including tax is hard to fault. If you want the executive lounge and more attentive service, Fairmont Gold is a step worth considering; traveling with kids, a twin room is enough with no extra bed needed. If you do want a suite, save it for an anniversary or a short special trip.

Booking Tips

For season, September to October is our first pick. By then Toronto has just come out of its muggiest summer, temperatures are comfortable, and autumn color is starting to spread along the Lake Ontario shore; at the same time the Toronto International Film Festival (TIFF) falls in early September, when downtown hotels are hard to get for those days, which makes the Royal York at this price especially welcome. From October on, the theater season and concerts begin, and the hotel is a short walk from venues like Roy Thomson Hall and Meridian Hall.

As for location, the hotel is itself a transport hub: Union Station is right downstairs, so whether you ride the UP Express in from Toronto Pearson Airport or are about to transfer to VIA Rail for Ottawa or Montreal, you do not have to carry your luggage far. The waterfront, the Financial District and the Eaton Centre are all within walking distance.

The minimum stay is 3 nights, which stretches a weekend by a day on each side into a short city weekend. Since the terms are free to cancel, you can hold the room type and price even if your dates are not fully settled and adjust later.

How to Book

We are accredited advisors for programs including Accor Preferred / HERA, Virtuoso, Hyatt Privé, Rosewood Elite, Marriott STARS, Mandarin Oriental Fan Club and Four Seasons Preferred Partner, and these perks are only available through the advisor channel.

Compared with booking direct on the hotel's website, at the same room rate, booking through us adds things like free breakfast, a credit and a room upgrade, your points and nights still accrue, and we do not charge you a cent extra. The free third night at this hotel in particular appears only in the advisor channel and cannot be found on the hotel's website. Send us your dates and party size and we will check the current rate.
